Case Study Polaris and Cleveland Avenue

Property Details

Trivium Development acquired a +/- 3 acre site situated on the southwest corner of Polaris Parkway and Cleveland Avenue, also known as the “Medical Mile”. With numerous amenities and new construction underway in the immediate area, the initial plan was to develop a +/- 40,000 sf medical office building with first floor retail on this site. After marketing the property as such, it was quickly determined that the majority interest was from retailers and restaurant operators. Based on this, the development plan shifted to a retail center consisting of two smaller buildings totaling +/- 14,000 sf.

The typical challenges that surround new development include securing municipality requirements, orienting theĀ  buildings to maximize visibility, ensure good ingress/egress into the center, and achieving required parking ratios. Securing the right tenant mix was also a key factor to the success of the project and a major obstacle due to the difficulty of convincing tenants to choose this location over multiple options in Polaris, a major retail corridor which is located within .5 miles of the subject property.

Outcomes

The project broke ground in June 2017, with completion end of calendar year 2017. The project was 100% leased prior to completion. Tenants include: Bru Burger out of Indianapolis, Local Cantina, Essence Nail Salon and Spa, Go Yoga Studio and Starbucks.
